Garbe Industrial Real Estate buys another property in Rüdenhausen near Würzburg

Garbe Industrial Real Estate GmbH has secured another plot of land in Rüdenhausen, around 35 kilometres east of Würzburg, Germany. The Hamburg-based project developer is planning a logistics centre with a total area of around 19,200 square metres on the approximately 42,500-square-metre site. The investment volume amounts to approx. 27 million euros.

Last year, Garbe Industrial Real Estate acquired the site of a former garden centre in Rüdenhausen as a brownfield site and is currently building a logistics property there, which is scheduled for completion in the first quarter of 2025. "The purchase of another property at this site, with its excellent location and the development potential that the Würzburg area offers as one of the most important economic regions in southern Germany, was a logical decision for us," says Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. "The feedback from potential tenants is already promising for our first property, which we are implementing prospectively and without a firm tenant commitment. We assume that we will then start the second construction phase directly with the new space we have now acquired." Construction of the property is scheduled to begin in the third quarter of 2025. Completion is scheduled for the fourth quarter of 2026.

Terrae Immobilien GmbH from Mainburg in Lower Bavaria is realising the property development and providing support with the planning concepts. The seller of the property is the Beuerlein Group, which will hand over the site to Garbe Industrial Real Estate ready for construction. It is located in the immediate vicinity of the A 3 motorway, which connects the site to Frankfurt/Main to the west and Nuremberg to the east. The Wiesentheid junction is only about one kilometre away and can be reached without driving through the town. "The connection to public transport is also excellent thanks to a bus stop 100 metres away," says Adrian Zellner.

Garbe Industrial Real Estate is planning new logistics buildings with a total area of around 35,200 square metres on the entire site. The property in the second construction phase accounts for around 19,200 square metres, including around 18,500 square metres of hall space and warehouse mezzanine as well as 700 square metres of office space. The property is to be equipped with 16 dock levellers and two ground-level sectional doors for the loading and unloading of trucks. Parking spaces for 63 cars and three trucks are planned for the outdoor area.

As with all project developments, Garbe Industrial Real Estate will construct the new building in accordance with current ESG criteria. The aim is to achieve certification in accordance with the Gold Standard of the German Sustainable Building Council (DGNB) − including certification in accordance with the EU taxonomy for sustainable activities. To achieve this, the logistics centre will, for example, be pre-equipped for the installation of a photovoltaic system to generate renewable energy. The roof surface will be greened in the area of the mezzanine level. The building will be heated using a heat pump system. An energy-efficient LED lighting system will also be part of the equipment. Breeding and nesting boxes for birds and bats will be installed in the outdoor area as well.
