The BackYard Dejvice, Prague project has been approved and sold out

PSN has successfully completed a sensitive reconstruction of a 1930s apartment building. As a BackYard Dejvice project, it has brought 40 small-size units to the market, which have already been sold out and handed over to new owners. The project has also created a quiet courtyard and other common areas such as a laundry and bike room. PSN offers other small-size apartments suitable for investment, e.g. in the just completed Skyline project in Prague's Chodov district.

In the complete reconstruction of the building from the beginning of the 20th century, PSN emphasised the combination of historical genius loci and modern technologies. In the spirit of purist architecture, the staircase, corridors and roof were meticulously repaired. The elegant façade of BackYard Dejvice is decorated with new mullioned windows, which are an exact replica of the original ones. In the five-storey building, the developer had a glass exterior elevator built.

The BackYard Dejvice project in Studentská Street comprises a total of 40 modern units with a layout of 1 + kk and 2 + kk, ranging in size from 14 to 52 m², two of them with a front garden. Most of them have basement cubicles. "As the BackYard Dejvice project has created more and more in-demand small-size units, we have registered considerable interest in buying them. Smaller flats are largely sought by investors who are acquiring the property for the purpose of renting and profit. Another part of clients are people looking for starter housing, mostly around 23 to 28 years old. They either buy the property themselves with a mortgage or their parents help them with financing. The rest of the applicants are singles of various ages," says Jaroslav Macháč, PSN' s director of residential projects, adding: "As these market trends are gaining momentum, we are also seeing a huge demand for our other projects with small, investment apartments. One of them, for example, is the Skylineproject in Prague's Chodov district, where 227 units of 1+kk and 2+kk sizes have been built. And to help young people ease the difficult situation of acquiring their first property, we offer a subsidised mortgage at 3% interest with a two-year fixation. Alternatively, interested buyers can take advantage of a limited-time bonus, where they can get up to CZK 250,000 for complete furnishings from furniture and accessories retailer Bonami until the end of May. This also takes the hassle out of interior furnishing for investors, as Bonami can provide everything from design and visualisation to installation and the final details in the form of matching decorations."

The attractiveness of the BackYard Dejvice project, according to Jaroslav Macháč, is supported not only by the composition of the units and the location in a popular Prague location, but also by the fact that PSN is also concerned with building shared spaces that help to create a neighbourhood community and provide functional facilities for small apartments. BackYard Dejvice includes a green courtyard with a barbecue area and picnic spots, a laundry room with washing machines and dryers or a practical bike room. "Similarly, the Skyline project offers residents functional common facilities including a gym, yoga room, bike room or party room. They will also be able to enjoy the view from the roof terrace. The lounge opposite the reception area, which will cater for residents' comfort, will in turn allow them to watch live tennis matches on the adjacent tennis courts. Outside, we are then working on another shared space for community building, where we plan to include fire pits, outdoor relaxation facilities and composting beds."

PSN is developing its residential projects in good locations with full amenities and good transport links. Residents of BackYard Dejvice and Skyline Chodov will find all the necessary shops and services, as well as opportunities for sport and relaxation in their surroundings. Specifically, in Prague's Chodov, residents will be just a 5-minute drive to the largest shopping centre in the Czech Republic with around 300 shops, services, stylish restaurants, cafés and cinemas, and just under 10 minutes to the metro station from the bus stop a few steps from the house. For walks, pet walking or sports, the Hostivařský lesopark is particularly useful.
